The predecessor to Citiline Resortline Companies, Citiline LLC, started operations in 2002. The original company was started by Tim Crawford to focus on medium-density, for-sale housing in mainline pedestrian oriented neighborhoods, small downtowns, and transportation corridors. CRDC focused on smaller, niche sites that went unnoticed by larger companies. CRDC made a commitment to architectural integrity and creativity, unique problem solving, and putting a heavy emphasis on rapid pre-sales potential. The same principles of creative development, intelligent land acquisition, and delivering value and a better lifestyle to the customer are still applicable today.

In 2005 the company recognized the increasing demand for second home/resort properties. Identifying the Western North Carolina Mountains, CRDC incorporated the horizontal integration of a resort/second home development. By focusing on resort/second home opportunities in driving distance from its urban-hub markets, CRDC was able to take advantage of certain economies and offer a unique customer experience not currently available in the resort/second home market.

Recognizing the lack of customer service standards in the residential construction industry, Tim Crawford and Todd Bolyard started the Citiline Construction Company in 2006. By vertically integrating a construction company CRDC was able to create a new standard in customer service and efficiently address customers concerns and desires related to the construction of their own home.

Taking advantage of relationships that Mr. Crawford had formed in his home state of Texas, CRDC began its expansion in 2006 into the Austin, TX market.
